The Upper Silesia region (Silesian Voivodeship, southern Poland) is the second largest warehouse market in Poland and one of the most important distribution hubs for Central and Eastern Europe. By the end of March 2025, the total modern warehouse space in the region was approximately 5.4 million m², which is an increase from 5.29 million m² at the end of 2023.

In 2024, developers delivered 675,000 m² of new warehouse space in Upper Silesia, placing the region first in terms of new supply in Poland. In the first quarter of 2025, this region continued its activity with new supply amounting to 118,000 m², and there are still 270,000 m² of modern space under construction – marking second highest result in the country.

All key market players are active in the region, including Panattoni, 7R, GLP, WhiteStar, Logicor, Hillwood, CTP, MLP, Segro, Hines, Prologis, P3, DL Invest, as well as local developers. Thanks to their presence, the region offers a full spectrum of warehouse space: from big-boxes and multi-tenant halls, to BTS/BTO projects, and urban SBU warehouses that meet the needs of last-mile logistics.

The vacancy rate in the Silesian Voivodeship at the end of 2024 was 9.6%, which shows an increase from 7% the previous year. The increase in availability is a result of a large scale of new supply, but the market remains receptive and attractive to tenants.

Tenants choose Silesia due to its excellent transport infrastructure. Its location at the intersection of highways A1 and A4 (Sośnica junction), the best-developed railway network in the country, and access to the Katowice cargo airport in Pyrzowice make the region one of the most logistically accessible points in Central Europe.

The main warehouse locations in the region are: Katowice, Gliwice, Sosnowiec, Mysłowice, Dąbrowa Górnicza, Będzin, Ruda Śląska, Żory, and Częstochowa.
