Building a BTS (Built-to-suit) or BTO (Built-to-own) gives companies a chance to tailor their premises to their unique,  individual needs, while at the same time optimising costs and achieving greater operational effectiveness, as well as faster delivery.

 

The services of AXI IMMO’s BTS department include two basic stages of the implementation of a “tailor-made” project – the preparation phase and the investment implementation phase.

    The decision to build an industrial facility requires many cost analyses, analyses of subcontractors' logistics chains, labour cost analysis and analysis of the property itself. At the next stage, the future investor decides which of the available options, i.e. construction or renting, is more beneficial for him or her. Usually, the costs associated with renting and subsequent adaptation of the property to the specific requirements of a given industry turn out to be too high, which is why we usually recommend building a new tailor-made facility for client's own use.

    The investment in the Build-To-Suit or Built-to-Own model gives a wide range of possibilities in terms of location, size, technical and technological parameters used in the facility. Projects from the "tailor-made" category, i.e. BTS or BTO, may also have different conditions of cooperation with the developer. In the BTS formula, warehouse properties are usually built according to specific needs for a tenant that leases it through a traditional lease. BTO projects are built for owner-occupation, intended for subsequent sale of investments or for leaseback, i.e. sale and leaseback.
