The Wrocław Warehouse Region has for many years been a dynamically developing area in western Poland, offering modern warehouse and logistics space. The Wrocław region is an excellent location for distribution centres and production facilities serving Western Europe. High demand for warehouse space, along with proximity to the German and Czech markets, means that most major developers—such as Panattoni, 7R, Logicor, White Star, Hillwood, CTP, MLP, Segro, Hines, Prologis, and P3—are active in the Lower Silesian voivodeship.

Between January and the end of June 2025, new warehouse supply in Wrocław and its surroundings amounted to 344,000 sq m, the best result in Poland during this period.

The Wrocław region is chosen in part for its excellent road infrastructure (motorways A4 and A8, expressways S3, S5, and S8) and a large, available workforce.

Wrocław and its surroundings are regions where sectors such as FMCG, couriers, light manufacturing, e-commerce, and production are developing strongly. The voivodeship enjoys high tenant activity, which led to a vacancy rate of 10.2% at the end of the first half of the year.

In addition to Wrocław, developers are expanding their warehouse offering in Bielany Wrocławskie, Nowa Wieś Wrocławska, Tyniec, Pietrzykowice, Legnica, Bolesławiec, and many other smaller towns. High interest in leasing from companies in various sectors meant that by the end of June 2025, 70,000 sq m of modern logistics and production space was under construction.

Wrocław is also a region where last-mile logistics, focused on rapid service for the city, is developing. Many developers, including Panattoni, 7R, DL Invest, and Ideal Idea, have chosen to build smaller SBU (Small Business Unit) warehouses in this location. These investments are popular among many smaller tenants who do not want to lease space in large-format big-box distribution centres.
