The Wrocław Warehouse Region has been a dynamically developing area for many years, offering modern warehouse and logistics spaces in western Poland. The Wrocław region is an excellent location for distribution centres and production plants serving Western Europe. The high demand for warehouse space and proximity to the German and Czech markets means that most developers such as Panattoni, 7R, Logicor, White Star, Hillwood, CTP, MLP, Segro, Hines, Prologis, and P3 are active in the Lower Silesian Voivodeship.

From January to the end of March 2025, the new supply of warehouses in Wrocław and its surroundings amounted to 319 thousand square meters. This is the best result in Poland during this period.

The Wrocław region is chosen, among other reasons, for its very good road infrastructure (A4 and A8 motorways and S3, S5, and S8 motorways) and the high availability of workers.

Wrocław and its surroundings are a region where sectors such as FMCG, couriers, light manufacturing, e-commerce, and production are developing. The voivodeship enjoys high tenant activity, which has resulted in an 11.6% vacancy rate by the end of the first quarter.

Besides Wrocław, developers are expanding their warehouse space offerings in Bielany Wrocławskie, Nowa Wieś Wrocławska, Tyniec, Pietrzykowice, Legnica, Bolesławiec, and many other smaller towns. High demand for rentals by companies from various industries means that by the end of March 2025, 36 thousand square meters of modern logistics and production space were under construction.

Wrocław is also a region where last-mile logistics are being developed to ensure quick city service. Many developers, including Panattoni, 7R, DL Invest, and Ideal Idea, have decided to build smaller warehouse parks in this location in the SBU (Small Business Unit) format. These investments are very popular among many smaller tenants who do not want to rent space in large-format big-box distribution centres.
