The Kujawsko-Pomorskie voivodeship, with Bydgoszcz as its main centre, is a developing warehouse market in north-central Poland. The offering of warehouse space in Bydgoszcz, Toruń, and neighbouring localities includes modern warehouses and halls that meet quality and safety standards.
Thanks to its strategic position at the intersection of the A1 motorway and express roads, as well as proximity to seaports, the Bydgoszcz area is an attractive location for distribution and manufacturing companies. The Kujawsko-Pomorskie warehouse market is also potentially of interest to investors from the e-commerce sector.
In the first half of 2025, 34,000 sq m of modern logistics and production space (gross demand) was leased in the Kujawsko-Pomorskie voivodeship. This was one of the lowest results among Polish regions during this period. In terms of new contracts (net demand), Kujawsko-Pomorskie also ranked in the lower part of the classification with 15,000 sq m.
Clients and investors appreciate the potential of the warehouse market in Bydgoszcz and Toruń due to the region’s position at the intersection of the A1 motorway connecting north and south Poland, and convenient road links with the country’s largest economic centres.
One of the largest leasing transactions in the region in the first half of 2025 was the contract for the LPP distribution centre in Bydgoszcz, covering 103,800 sq m, which also constituted a major investment deal – acquired by Reico IS EAM from CBRE IM.
Both Polish and international logistics firms, retail chains, and manufacturing entities locate their warehouses and distribution centres in the Bydgoszcz and Toruń region. The region is chosen by companies planning distribution in northern and central Poland.

At the end of June 2025, the vacancy rate—i.e. warehouse and production space immediately available for lease—in Kujawsko-Pomorskie stood at 6.6%. Meanwhile, 69,000 sq m of warehouse and production space was under construction in and around Bydgoszcz, Toruń, and neighbouring areas.
