Lodz region as a Central Poland is one of the most significant logistics and production region in Poland. It is the third-largest warehouse market in Poland. Additionally, the Lodz region is an important distribution center towards Central and Eastern Europe. Apart from the Łódź city there are also important logistics hubs in other cities of central Poland such as Rzgów, Stryków, Piotrków Trybunalski, Kutno, Rawa Mazowiecka, and Aleksandrów Łódzki.
In the Łódź Voivodeship, 152 thousand square meters of contemporary logistics and production space were leased during the first quarter of 2025. This is the third-best outcome among the provinces in Poland during this time. The warehouse market in the vicinity of Łódź is highly valued by clients and investors. This is due to the region's strategic location at the intersection of the S8 road and the A1 and A2 major Polish highways, which facilitates the distribution of products throughout Poland. The rental of over 50,000 square meters in the P3 Łódź II park in the Łódź Voivodeship by a tenant from the retail sector was one of the largest lease transactions in Poland from January to March 2025.
Central Poland is the location of distribution centres for both Polish and international logistics companies, retail chains, electronics companies, and companies in the construction/DIY sector. It is also a region that is preferred by e-commerce and companies that provide services to this sector, including courier companies and the packaging industry.

In the Łódź Voivodeship, a variety of developers, including Panattoni, 7R, Logicor, WhiteStar, Hillwood, CTP, MLP, Segro, Hines, Prologis, and P3, are present. These developers provide the market with both large-format big-box warehouses and halls with smaller business modules for warehouse-office SBU (Small Business Unit). Developers also implement distinct investments that are customised to the specific requirements of occupants, including BTO (built-to-own) and BTS (built-to-suit) facilities.
As of March 31, 2025, the vacancy rate, which denotes the quantity of warehouse and production space that is immediately available for rent, was 9.9%. Nevertheless, 253,000 square meters of storage and production space were currently under construction in the Łódź area and its environs.
