Lower Silesia warehouse park
A modern build-to-suit warehouse hall developed on a brownfield site on the site of a former airport in the Wroclaw region.
The investment exemplifies the revitalization of brownfield sites, transforming them into modern logistics spaces. The project is located in Lower Silesia, one of the most industrialized and urbanized regions in Central and Eastern Europe. The park offers 23,294 sqm of warehouse space within a single 10-meter-high building.
The facility has been designed with operational efficiency in mind, with a 12 x 22.5/24 x 22.5 meter column grid, allowing for flexible space adaptation to tenants’ needs. The building is BREEAM certified at the “Good” level, confirming the use of sustainable solutions. One of the Park’s key assets is its strategic transportation location. Two important transportation arteries run in the immediate vicinity: the E40 European road, connecting France with Kazakhstan, and the S3 expressway, leading north to Szczecin. This makes the Park perfectly connected to both domestic and international markets.
The Park’s transportation accessibility is also beneficial for employees. The facility is served by public transportation, and there is a train station nearby, making daily commuting easier. Travel time to Wroclaw is about an hour, to Dresden and Katowice about two hours, and to Berlin about five hours.

The park is located on the outskirts of Legnica - one of the key industrial centers of Lower Silesia. It is a perfectly thought-out location that combines regional potential with convenient access to national and international transportation routes.Two key transportation corridors intersect in the immediate vicinity of the investment: European Road E40, which runs from France all the way to Kazakhstan, constitutes one of the longest and most important routes in Europe.The S3 motorway gives direct access to the maritime and industrial infrastructure of the entire Western Pomerania, connecting the south of Poland with the seaports in the north. This intersection of routes makes the location of the warehouse park a true logistics hub—both for domestic distribution and international operations.Proximity to major agglomerations.Distances to major urban and economic centres look very favourable. Its proximity to the German border and central position in the region make Legnica a convenient operating point for companies operating in Poland, the Czech Republic and Germany.The warehouse park is also well connected locally. Public transportation lines facilitate daily mobility for employees from the city and surrounding towns. There is also a train station close to the investment, which allows for flexible commuting plans, regardless of where you live.

The Wrocław Warehouse Region has been a dynamically developing area for many years, offering modern warehouse and logistics spaces in western Poland. The Wrocław region is an excellent location for distribution centres and production plants serving Western Europe. The high demand for warehouse space and proximity to the German and Czech markets means that most developers such as Panattoni, 7R, Logicor, White Star, Hillwood, CTP, MLP, Segro, Hines, Prologis, and P3 are active in the Lower Silesian Voivodeship.
From January to the end of March 2025, the new supply of warehouses in Wrocław and its surroundings amounted to 319 thousand square meters. This is the best result in Poland during this period.
The Wrocław region is chosen, among other reasons, for its very good road infrastructure (A4 and A8 motorways and S3, S5, and S8 motorways) and the high availability of workers.
Wrocław and its surroundings are a region where sectors such as FMCG, couriers, light manufacturing, e-commerce, and production are developing. The voivodeship enjoys high tenant activity, which has resulted in an 11.6% vacancy rate by the end of the first quarter.
Besides Wrocław, developers are expanding their warehouse space offerings in Bielany Wrocławskie, Nowa Wieś Wrocławska, Tyniec, Pietrzykowice, Legnica, Bolesławiec, and many other smaller towns. High demand for rentals by companies from various industries means that by the end of March 2025, 36 thousand square meters of modern logistics and production space were under construction.
Wrocław is also a region where last-mile logistics are being developed to ensure quick city service. Many developers, including Panattoni, 7R, DL Invest, and Ideal Idea, have decided to build smaller warehouse parks in this location in the SBU (Small Business Unit) format. These investments are very popular among many smaller tenants who do not want to rent space in large-format big-box distribution centres.
