The modern warehouse park is located near the Rzeszów-Jasionka Airport, close to the Rzeszów Północ junction on the A4 motorway (Wrocław-Katowice-Rzeszów) with good access to the S19 expressway. The warehouse market in the Rzeszów area is one of the most dynamically developing markets in Poland, with the highest concentration of modern warehouse space being built around the city and Rzeszów-Jasionka airport.
By the end of March 2025, there was 82,000 m² of modern warehouse space under construction in the Podkarpackie Voivodeship, which represents a significant increase compared to the previous half of the year. Among the active developers present in the region are Panattoni, 7R, Logicor, and Waimea, which confirms their ongoing commitment to the development of the southeastern Polish market.
The total resources of modern warehouse space in the Podkarpackie Voivodeship remain at around over 500,000 m², making this region one of the smaller ones, but with a high development potential on a national scale. The low vacancy rate in the region, amounting to 2.4% (at the end of March 2025), confirms the limited availability of free space and may encourage developers to make further investments.
Market development is supported by key infrastructural and geopolitical factors. The construction of the Via Carpathia route (S19), which is part of the European north-south corridor, increases the attractiveness of the region for investors and tenants. Additionally, the Rzeszów region – due to its proximity to the Ukrainian border – is perceived as a future logistical and production base for activities related to the reconstruction of Ukraine after the war. An additional factor in the region's development is so-called friend-shoring, which is a network of interconnected suppliers within politically and militarily cooperating countries.
The Podkarpackie Voivodeship is also developing based on the Aviation Valley, which is a cluster of companies related to the aviation industry, operating in cities such as Rzeszów, Mielec, Dębica, Krosno, and Sanok. This additionally increases the potential of the region for BTS and SBU-type investments, especially focused on the manufacturing sector and advanced technologies.
In the first quarter of 2025, the region remained active on the demand side, however - similar to the whole country - many transactions consisted of extensions of existing contracts, and new projects were planned cautiously, taking into account the current macroeconomic situation and geopolitical tensions.
