AXI IMMO advises on the lease of more than 2800 sqm in Gdansk
AXI IMMO, an expert in commercial real estate, has brokered a lease for 2 700 m2 of warehouse and 143 m2 office space for Fine Logistics in the distribution park owned by Panattoni Europe in Gdansk.

Fine Logistics provides freight forwarding and road, air and sea transport services. The company operates in Poland, Europe and globally. Fine Logistics is taking over the space previously leased by Abra Sklepy Medblowe, for whom the logistics operator will provide logistics services from the new space.
Abra Sklepy Medblowe is one of the largest furniture manufacturers in Poland with 82 stores in 70 towns and cities in Poland. The network is growing rapidly, including the building an extensive franchise network.
Fine Logistic’s new warehouse belonging to Panattoni Europe is located near the Tri-City ring road, connecting the A1 motorway with national road No. 7, about 500 m from the Błonie road junction on the Sucharski Route, which runs from the port of Gdansk to the southern ring road and the A1 motorway.

It is one of the smallest warehouse markets in the country with a total storage area of 170,000 m2. However, every year we can observe a steady growth of interest in the region among tenants. Thanks to the development of the port infrastructure (the Deepwater Container Terminal in Gdansk and Gdynia), the S6 Gdansk ring road and the A1 motorway, the region has gained in the eyes of investors from the warehouse and production sector.
Results for 2012 show that the potential of the Tri-City area, underestimated a few years ago, is beginning to be increasingly well perceived by tenants and developers. The region’s position on the Polish warehouse map is strengthening. Last year, the volume of transactions, primarily in Gdansk and around Gdynia, amounted to 70,000 m2 of leased warehouse space, of which over 60% were new leases. Currently, the vacancy rate in the region has fallen to below 10%. Smaller modules for 3000-4000 m2 are available immediately, but there are no offers for more than 5000 m2.
In the coming years, we can expect the development of warehouse and production projects located in close proximity to the Tri-City ring road, at locations off the A1 (the Segro project in Pruszcz Gdanski) and in the metropolitan area around DTC Gdansk (the warehouse park owned by Goodman). Developers have secured land on which they can create hundreds of thousands of square metres of warehouse and production space.
