The owner of www.e-hurtownia-opakowan.pl, manufacturer and distributor of packaging materials, decided to consolidate its manufacture, storage and distribution points and signed an 2,300-square-metre warehouse lease agreement with developer Hillwood, specializing in industrial real estate and warehouses. The contract also provides for the possibility of expansion in this warehouse park. In the hall leased from a developer will take place light production and storage of materials and goods. The company will use also 310 sq m of office and social space. In the transaction the tenant was represented by AXI IMMO agency.

The new tenant at Hillwood Marki is a manufacturer of corrugated cardoard packaging: three- and five-layer as well as other kinds of cardboard. It offers also custom printed shipping tape and other complementary products for packaging. The company is active in an e-commerce sector that is very demanding as regards the delivery time. Its portfolio consists of such brands as: Kangu Self Storage, Rhenus Logistics, K-flex Polska, Red Bull Polska, ASM Spółka, Grupa MND, Fun with Mum, Złote Wyprzedaże, Butsklep.

We decided to consolidate our production and storage properties into one location at Hillwood Marki, because we needed to streamline storage processes and tight control over the inventories and manufacturing. Our goal was to shorten delivery times. We have chosen the Hillwood’s project because it is located not far from our previous facilities. The Client asked us about high quality warehouse space in the Marki area, near Warsaw. The company wanted to increase the quality of space and consolidate its points without changing location in significant way. Jakub Kokiernak adds that dynamically e-commerce sector and growth in consumption in Poland has significant influence on the packaging market, where the tenant is active. This sector is now growing approx. 7 % a year in Poland, so tenants from this market should have the possibility to expand within the parks, like in Hillwood Marki.

Hillwood Marki distribution and production centre

In total the park Hillwood Marki will provide 88,000 sq m of industrial space (in three buildings).

The warehousing and logistics centre is located about 15 km from the centre of Warsaw, close to S8 expressway. Location of the facility provides direct access to major national roads, Warsaw ring road S8/S2 and motorway A2.

Well-developed public transport connecting Marki with the capital city is one of the main assets of this project.
