esco Polska Sp. z o.o., a supplier of solutions and components for metal locksmith production, has selected a warehouse and office space of about 1,500 sqm in the Flexi Space IV building, owned by Nordkapp Business Complex. The modern SBU formula investment offering flexible warehouse modules is located in Warsaw’s Bialoleka – Annopol district. Poland’s largest consulting firm, AXI IMMO, represented the tenant in the negotiation process.

SBU for esco Polska in Warsaw

Maciej Jendrzejewski, Board Member, esco Polska Sp. z o.o., explains: “We have been looking for a long time for a modern space that could combine both our needs for storage and packaging of products, efficient orders logistical handling, and also serve as a representative office. It was crucial, that the new location could provide convenient transportation links for our Employees and Business Partners. Together with the consulting company AXI IMMO, we found the ideal solution that will allow us to develop our company further in an individual building in the Nordkapp Business Complex.”

esco Poland will occupy 994 sqm of warehouse space in Q1 2024, complemented by 520 sqm of spacious office and social space.

Paweł Bułajewski, Senior Advisor, Industrial & Logistics, AXI IMMO, says: “After getting acquainted with the client’s expectations, we decided to search the offer of available and under construction investments in SBU formats in Warsaw. Small urban warehouses are well-known and still seen as a modern solution, combining the advantages of a typical distribution park and a modern office. Their advantage is that they usually function as independent units that offer flexibility and speed of adaptation and are located within the city limits.”

High-quality commercial real estate

Monika Wójcik, Commercialization Manager, Nordkapp Business Complex, comments: “The company Europejskie Centrum Inwestycyjne ECI SA has existed on the market since 1996 and specializes in the commercial real estate sector, in the development of high-quality office buildings, logistics bases, and apartment buildings. We have noticed a long-term demand in the market for smaller warehouse modules combined with office and service functions. I did not doubt that the Flexi Space IV building was the perfect product for esco Polska Sp. z o.o. The building combines warehouse, office, and service functions and has a well-developed infrastructure. Above all, the possibility of adapting the building to the tenant’s needs convinced esco Polska Sp. z o.o. to sign a lease for this facility.”
