BREMER begins construction on modern AJS PARTS warehouse near Warsaw, Poland, with AXI IMMO as Investor Advisor

General contractor BREMER is building a new warehouse and office facility for AJS PARTS, a distributor of automotive parts and accessories.

The property will cover a total area of approximately 30,290 square meters. AXI IMMO Group advised the investor in selecting the general contractor and will oversee the project’s implementation.

This new facility is poised to significantly enhance AJS PARTS’ logistical capacity to serve customers across Poland and Europe.

BREMER starts construction of a modern warehouse for AJS PARTS near Warsaw

The experienced general contractor BREMER, responsible for supplying the Polish market with over 4 million square meters of high-class industrial space, will build a modern warehouse facility for AJS PARTS – a distributor of car parts and accessories – in the “design & build” formula. The facility will be fully adapted to the operational processes of AJS PARTS and the company’s plans for further development.

The selection of the investment partner was advised by the commercial real estate agency AXI IMMO Group. The consultant is also responsible for coordinating cooperation between the parties and representing the investor during the implementation of the project.

In Jawczyce, in the municipality of Ożarów Mazowiecki in the Masovian Voivodeship, construction works have begun on the modern AJS PARTS investment, which will include the construction of a technologically advanced warehouse hall with an area of almost 30 thousand square meters. The project will be complemented by an exterior, three-storey office building with a total area of approximately 2,870 sqm, distinguished by a glass façade with characteristic decorative ribbing.

The entrance hall of the office building, extending to the height of all floors, will be designed as an elegant and at the same time friendly space for meetings with clients. On the roof of the building, a terrace with a relaxation area for employees and guests of the facility is planned. COBU Design is responsible for the comprehensive implementation of the arrangement of office spaces, including the design, finishing works and full furnishing.

The investment, located at the intersection of Piwna and Piastowska Streets, in the immediate vicinity of the Konotopa transport hub on the S8 motorway and the Southern Bypass of Warsaw, will provide excellent transport connections both with the centre of Warsaw (approx. 20 km) and with the main arteries of the country and the region, which creates favourable conditions for domestic and international logistics.

The new investment will allow AJS PARTS to increase its logistics and distribution capabilities and serve customers in Poland and Europe even more efficiently. The company specialises in comprehensive distribution of car parts, offering a wide range of components for passenger cars and vans.

The hall will be equipped with a separate office and laboratory part in the Production & Manufacturing standard and with modern AutoStore and VNA high storage and Pallet Shuttle systems, which will maximise the use of space.

In order to increase energy efficiency, an energy storage facility and the installation of carports with photovoltaic panels are planned on the investment site. It is also planned to prepare some parking spaces for the installation of electric car chargers and the structure and roof sheathing for the installation of a photovoltaic installation.

Green areas with new plantings of trees and shrubs will be developed around the warehouse. With the comfort of employees and guests of the investment in mind, a bicycle shelter and a pedestrian and bicycle path are also planned, combining the functionality of the infrastructure with care for the environment. The facility will be subject to the BREEAM certification process at the Very Good level.

The implementation of the investment is carried out in the built-to-suit formula, which means full adaptation of the facility to the technological needs of the end user and his operating model.

The selection of the implementation partner was advised by the Polish consulting company and commercial real estate agency AXI IMMO Group. In addition, the company represents the investor in the process of project implementation and supervises the implementation of the provisions of the agreement.
