AXI IMMO’s latest rentals in Greater Poland.
AXI IMMO – an expert in the commercial real estate, closed 2011 with the signing of leases for 10 400 sqm. of warehouse space. The company represented two wooden furniture firms: JAF Polska and PAGED as well as food and chemical distributor PHUP Gniezno Hurtowania Sp. z o.o. Space was rented in Greater Poland and Mazovian voivodeships.
JAF Polska is the leading Polish distributor of wood, plywood and panels used in the furniture industry, construction and many other sectors. The company has leased 4,000 sqm. in Gądki near Poznan from private developer Biernat Sp. j. The warehouse is located on route S11, directly linking to the A2 motorway.
PHUP Gniezno Hurtownia Sp. z o. o. is an FMCG company that has been operating since 1987. The company’s business covers six provinces: Lower Silesia, Kujavia-Pomerania, Lubusz, Łódź, Greater Poland and Western Pomerania. PHUP Gniezno has leased 4,000 sqm. in Gorzow Wielkopolski, from TPV Display Polska.
AXI IMMO’s latest rentals in Warsaw
PAGED, a furniture manufacturer for the residential and hotel market has rented 2,400 sqm. in Warsaw at ul. Krakowiaków from Mostostal Warszawa. The central location of the warehouse on the edge of the city will enable the company to improve its delivery process for customers from the region.

“The market for warehouse space in Greater Poland has enjoyed the great interest of tenants in recent year, the best proof of which is the low vacancy rate, which at the end of Q3 2011 was estimated at around 4%. Caution among developers in launching new investments over the last year in the region has meant that supply has decreased significantly. It is estimated that in Greater Poland there is around 70 thousand. sqm. of warehouse space under construction, which should be put into service in 2012; however, a substantial part of the best located and highest standard space has been at least partially leased. Warehouses in Greater Poland benefit from their convenient location, excellent transport links and interest among foreign investors who are locating their production and supply centres in the region. The low supply and location advantages mean that smaller local investors and developers are also considering warehouse projects,” said Renata Osiecka, Managing Director, AXI IMMO.
2011 on the warehouse market in Mazovian
“There is no doubt that 2011 stands out due to the recovery in the warehouse market. About 40% more space was leased than in 2010. In terms of availability of space, we had to deal with noticeable variations between Warsaw as a city and its environs. The vacancy rate within the city amounted to about 11%, while in suburban areas it was more than 18%. The first zone was dominated by leases up to 3000 sqm. While the second zone changed the structure of leases compared to 2010 with storage modules up to 3000 sqm. being dominant, and also noticeable was the increase in contracts for space over 10 000 sqm,” commented Renata Osiecka, Managing Director, AXI IMMO.
