Kielce is an economic centre and the main logistics and industrial location within the świętokrzyskie voivodeship. The region has long-standing industrial traditions, with a historically large metals extraction and processing sector and a building materials sector. Recent improvements in road infrastructure and a central location within the country have contributed to Kielce becoming a new important warehouse market within Poland. AXI IMMO experts checked the region potential.
Total warehouse stock in the Kielce market amounted to 102,000 sqm as at the end of June 2020 (+41.5% y/y). The latest modern logistics park that has been delivered to the market is 7R Park Kielce (21,700 sqm), which was completed at the end of 2019. There are currently no new schemes under construction in Kielce. The market is relatively young, hence why developers are cautious about developing speculatively here. There is currently 35,000 sqm of modern warehouse space available immediately- an equivalent of 34.5% of this market’s total stock.
One leasing transaction closed in the first half of 2020 in Kielce – a 2,900 sqm lease at Panattoni Park Kielce. Moreover, a 13,000 sqm short-term lease was signed. The market has recently been dominated by occupiers from the textile industry as well as logistics firms.
„The most important selling point for the Kielce warehouse market is its good location. The S7 expressway grants the city good access to Warsaw and further north to Tricity and it also links it with Kraków in the south. Moreover, national road numer 74 links Kielce with the region of Central Poland. Companies seeking expansion in the świętokrzyskie voivodeship are also attracted by the city of Kielce’s Practical Education Project, which should deliver a high number of skilled workers to the market over the coming years. Moreover, the region has a large amount of attractively priced, good quality investment land, a large pool of experienced workers as well as pro-business authorities that are ready to support companies that seeking to invest locally. Due to these advantages, the Kielce market has potential to become a popular location for e-commerce firms, which have in recent years selected new, well-located markets with access to strategic roads” – comments Danuta Dzierżak, Associate Director Industrial & Logistic at AXI IMMO.
