Top 5: Top 5 locations with the lowest rent rates for a warehouse space in Poland
AXI IMMO experts have ranked locations with the lowest rental rates for warehouse space in Poland.

Ranked 5: Wroclaw (Żórawina)
Rents for rent one sq m of warehouse space in Wroclaw region stands at EUR 2.1-2.6/sq m/m-th, except for Żórawina, where EUR 1.9 and less can be achieved. Such low rents are due to the relativity longer distance from city borders and lower costs of land.
At the locations closer to the city, i.e. Bielany Wrocławskie or Nowa Wieś, the average effective rents are EUR 2.2 – 2.3 per sq m.
Low rates are the result of the high availability of space, which resulted from the relocation of large clients to new facilities.
Ranked 4: Upper Silesia (Sosnowiec)
The effective rental rates for warehouse space in Upper Silesia in the first half of 2017 remained at EUR 2.1 – EUR 2.9 per sq m.
The lower boundary of this range is shaped mainly by offers from Sosnowiec, where developers are building intensively, plus the availability of ready to lease space is higher than in other subregions.
Ranked 3: Central Poland (Piotrków Trybunalski)
Piotrków Trybunalski is the cheapest location in Central Poland.
The effective rental rates for the warehouse space in Piotrków Trybunalski are between EUR 2.0 to 2.1 per sq m. Compared to Lodz, where the highest demand is recorded and at the same time, for many months there are no new warehousing sites, rents in Piotrków Trybunalski are lower by more than 1 EUR!
Low rents are offered for existing space, but even more competitive offer for pre-let and BTS investments.
Ranked 2: Poznan (Gądki)
A large amount of investments in the Poznan region in recent years has resulted in a decrease in rental rents.
In the first half of 2017, modern warehouse unit in Poznań region could be rented for EUR 1.9. The cheapest locations in the region are Gądki and Komorniki.
High competition and the release of a significant amount of space in the coming quarters will lead to a decrease in transaction rents.
Ranked 1: Warsaw suburbs (Błonie)
The Warsaw suburbs, due to the scale of investment and distance from the city’s borders, are very diverse.
Average effective rents outside the city are in the range of EUR 1.9 – EUR 2.4 / sq m / m-th. The lowest EUR 1.9 and less are possible to reach about 30-40 km west of Warsaw, i.e. in warehouses in Błonie and Grodzisk Mazowiecki.
The lowest rents are the result of lower land prices in these areas and high developer activity.
