Warehouses for Rent around Warsaw, the Largest Warehouse Market in Poland
The Mazowieckie region remains Poland’s largest warehouse market. At the end of June 2026, its modern warehouse and industrial space totalled 7.74 million sq m. The region serves logistics, distribution and manufacturing operations, benefiting from its location around Warsaw and connections via the A2 motorway and the S2 and S8 expressways.
Beyond Warsaw's administrative boundaries, key warehouse locations include Pruszków, Ożarów Mazowiecki, Błonie, Janki, Nadarzyn, Piaseczno, Marki, Radzymin, Czosnów and Modlin. The distribution of warehouse parks around the metropolitan area supports both the Warsaw consumer market and nationwide distribution. These submarkets complement the range of properties available in Warsaw.
In the first half of 2026, gross take-up in the Mazowieckie region reached 554,000 sq m, placing the region fourth in Poland. Renegotiations accounted for the largest share of tenant activity. At the same time, developers delivered 396,000 sq m of new space—the highest volume of any region in Poland.
Among the investment transactions, the report highlights Panattoni’s sale of an 18,300 sq m BTS facility occupied by Auchan in Warsaw to Corum XL.
The Mazowieckie region combines an extensive stock of existing warehouse space with Poland’s largest volume of space under construction. The market includes urban business facilities and large parks that support logistics and distribution across the Warsaw metropolitan area.
The data comes from the AXI IMMO report 'Warehouse Market in Poland H1 2026'.
