The Mazowieckie voivodeship is the largest warehouse market in Poland, playing a key role in logistics, distribution, e-commerce, and services. The vacancy rate in Mazowieckie remains low at around 6.6%, indicating high tenant interest. Developers such as Panattoni, 7R, GLP, WhiteStar, Logicor, Hillwood, CTP, MLP, Segro, Hines, Prologis, and P3 continue to invest, delivering new space tailored to market requirements.
Average rental rates for warehouse space in the region are about €3.8 - €5.2/sq m per month net, while in the city of Warsaw, rates are around €6.0 - €7.50/sq m per month net, depending on location and facility standard. Price is one of the key factors when choosing warehouse space for rent.
