Mazowieckie Voivodeship is Poland's main and the largest warehouse market. Logistics companies, distribution companies, courier and delivery companies, the e-commerce sector, and service companies chose Masovian Voivodeship as a central location. In the first quarter of 2025, developers delivered 54 thousand square meters of new warehouse space in the Masovian Voivodeship. This is the 4th place among all provinces in Poland during this period. Developers are focussing on precisely planned investment projects, with a reduced share of speculative components compared to previous years. The vacancy rate was 5.8%, and a total of 368 thousand square meters of modern warehouse and production space is still under construction in Warsaw and other cities in the Masovian Voivodeship.
The acquisition of the P3 Park Grodzisk property from the developer P3 by the developer Prologis was one of the largest investment transactions in Poland in the first quarter of 2025.
