Market data
Małopolska, with Kraków (South Poland) as its main centre, is a regional logistics and manufacturing market.
Warehouse developers seeking investment land are expanding east, for example to Kokotów, Wieliczka, Niepołomice, Bochnia, Brzesko, or Tarnów. In the Kraków area, significant warehouse locations include Kraków Nowa Huta, Kraków Rybitwy, Kraków Balice, Skawina, Modlniczka, Myślenice, Targowisko, Cholerzyn, Kryspinów, and Olkusz.
Thanks to its convenient location and proximity to the A4 motorway and S7 expressway, the Kraków area is an attractive location for distribution and manufacturing companies.
In the first half of 2026, 142,000 sq m of modern logistics and production space was leased in the Małopolskie Voivodeship (gross demand).
Kraków’s logistics infrastructure benefits from road connections via the A4 motorway and S7 expressway, as well as its proximity to Kraków-Balice Airport. Kraków was also among the locations in the Raben portfolio covered by a sale-and-leaseback investment transaction.
Both Polish and international logistics companies, retail chains, clothing companies, furniture and DIY manufacturers, and light-manufacturing companies operate warehouses and distribution centres in the Kraków area. The space also supports e-commerce operations. A major transaction highlighted in the report confirms this sector’s presence among tenants during the six-month period under review.
Warehouses for rent in Kraków, the Kraków metropolitan area and throughout Małopolska
Warehouse and industrial space in the Kraków region and Małopolskie Voivodeship – new supply in the voivodeship during the first six months of 2026 was limited compared with the volume of lease agreements signed.
Kraków is a market where limited space availability restricts tenants’ location choices. All available modern warehouse and industrial facilities in the region meet the highest standards, making them an attractive option for tenants seeking efficient logistics space.
Many developers, including Panattoni, 7R and Hillwood, as well as local companies such as LCube and BIK, are active in Małopolskie Voivodeship. They supply both large-format big-box warehouses and smaller SBU (Small Business Unit) modules. To meet tenants’ requirements, developers also deliver BTO (built-to-own) and BTS (built-to-suit) projects.
At the end of June 2026, the vacancy rate—the proportion of warehouse and production space immediately available to lease—in Małopolskie Voivodeship stood at just 4.8%.
The above data comes from the AXI IMMO report "Warehouse Market in Poland H1 2026".
