Market data
The Gdańsk and Gdynia location (the Tri-City region including the tourist city of Sopot), serves as the logistics base for northern Poland. The region benefits from its proximity to seaports and cargo terminals, while its warehouse space supports logistics operators, retailers and manufacturing companies.
At the end of June 2026, the total stock of modern warehouse and production space in Pomorskie Voivodeship stood at 1.96 million sq m, while gross take-up reached 118,000 sq m. Tenant activity took place in a market supporting both regional distribution and port-related cargo flows.
The Tri-City area, particularly Gdańsk and Gdynia, is one of Poland’s growing smaller regional markets for modern industrial space. In total, Pomorskie remained the country’s largest regional market outside Poland’s five main warehouse hubs.
At the end of June 2026, 66,000 sq m of modern space was under construction. The vacancy rate stood at 6.3%, in line with the national average.
Warehouses in Gdańsk, Gdynia and the surrounding area serve logistics operators, retail chains, e-commerce businesses, and manufacturing and distribution companies. Among the schemes under development at the end of June, the report highlights 7R Park Gdańsk V, comprising 50,900 sq m. This project accounted for a significant share of the region’s total space under construction.
