Market data

Łódź warehouse market - one of the key logistics markets of Poland

The Łódź warehouse market is the third largest in Poland and a key distribution region for Central and Eastern Europe. The offering of modern warehouses and halls includes Łódź and neighboring locations such as Rzgów, Stryków, Piotrków Trybunalski, Kutno, Rawa Mazowiecka, and Aleksandrów Łódzki, meeting the highest standards of quality and safety.

Its convenient location near highways A1, A2, and road S8 makes this area ideal for distribution and production, particularly highlighting Stryków (to the north of Łódź) and Rzgów (to the south of the city center) due to excellent logistics connections and competitive prices that are valued by logistics companies, retail chains, e-commerce, and courier services already present in the vicinity.

Demand and Transactions in Q1-Q3 2025

In the first three quarters of 2025, a total of 625,000 m² of modern logistics and production space was rented in the Łódź Voivodeship (gross demand), which yielded the fourth highest result among Polish voivodeships. The net demand reached 306,000 m², placing the Łódź Voivodeship still in third place in Poland. One of the largest transactions in the country was the leasing of over 128,200 m² in the Mapletree Piotrków II park by a tenant from the retail sector. Rzgów stands out with growing interest due to the availability of land and quick access to the center of Łódź.

Supply and Vacancy Rate by the End of Q3 2025

By the end of the third quarter of 2025, the vacancy rate for modern warehouse spaces in the Łódź Voivodeship was 9.5%. There were 92,000 m² of storage and production space under construction. In Rzgów, the offering is particularly competitive due to its proximity to transit roads, attractive prices, and high-bay warehouse spaces—advantages appreciated by existing companies for efficient storage and distribution of goods.

Developers and Tenants in Q1-Q3 2025

The Łódź market features developers such as Panattoni, 7R, Logicor, WhiteStar, Hillwood, CTP, MLP, Segro, Hines, Prologis, and P3, among others, providing big-boxes, SBU modules, and tailor-made investments.

The Łódź region attracts logistics companies, retail chains, e-commerce, the DIY construction sector, food, packaging, and courier industries, which value the developed logistics network and the position at the intersection of major routes. Additionally, Rzgów is gaining recognition as an alternative to congested Łódź, with low rental prices and potential for wholesale and cold storage facilities.

Clients and investors appreciate the warehouse market in Łódź and surrounding areas, such as Rzgów, Stryków, or Zgierz, due to the region's location at the crossroads of two major Polish highways, A1 and A2, and road S8, facilitating the distribution of goods in every direction within Poland.
