Mazowieckie Voivodeship is Poland's main and the largest warehouse market. Logistics companies, distribution companies, courier and delivery companies, the e-commerce sector, and service companies chose Masovian Voivodeship as a central location. Apart from the Warsaw city logistics, the dominating warehouse subregions of Warsaw remain Pruszków, Ożarów Mazowiecki, Błonie, Janki, Nadarzyn, Piaseczno, Marki, Radzymin, Czesnów, and Modlin.
In the Masovian Voivodeship was leased in a total of 267 thousand square meters of the modern logistics and production space, and it was the most of all in Poland from January to the end of March 2025. Among them were the rental of 23,800 square meters in the GLP Warsaw I Logistics Centre park and 20,000 square meters in the Waimea Logistics Park Modlin park.

Major developers of modern warehouses, including Panattoni, 7R, GLP, WhiteStar, Logicor, Hillwood, CTP, MLP, Segro, Hines, Prologis, P3, and numerous individual entities, select the Warsaw region and the entire Mazowieckie Voivodeship due to the largest consumer market and high liquidity.
In the first quarter of 2025, developers delivered 54 thousand square meters of new warehouse space in the Masovian Voivodeship. This is the 4th place among all provinces in Poland during this period. Developers are focussing on precisely planned investment projects, with a reduced share of speculative components compared to previous years. The vacancy rate was 5.8%, and a total of 368 thousand square meters of modern warehouse and production space is still under construction in Warsaw and other cities in the Masovian Voivodeship.
The acquisition of the P3 Park Grodzisk property from the developer P3 by the developer Prologis was one of the largest investment transactions in Poland in the first quarter of 2025.
