The Podlaskie voivodeship, with Białystok as its centre, is one of the smallest and most niche warehouse markets in Poland. The region is focused on supporting local distribution and logistics for manufacturing and food companies, as well as international flows—at the junction of the border with Lithuania and the Baltic states.

In the first half of 2025, gross demand for warehouse space in Podlaskie amounted to around 2,000 sq m, placing the region at the bottom of the ranking of regional markets in Poland. Developer activity was negligible—no new warehouse or logistics projects were completed in the region, and the space being created results from the individual needs of local operators and BTS (build-to-suit) developments.

The vacancy rate in Podlaskie at the end of June 2025 was 0%, confirming strong absorption of available space—there are no warehouses immediately available for lease on the market. Every new investment is carried out exclusively based on a specific tenant’s requirements.

The main tenants in the region are food companies, logistics firms, FMCG distributors, and operators handling cross-border flows. Demand is highly selective and investment activity is minimal—developers wait for tenant decisions and only undertake projects based on pre-let agreements or individual BTS requests.
