ILD, a European developer of industrial and logistics space, has launched construction of UrbanBox Park Gliwice – an innovative Small Business Units (SBU) warehouse-business complex. The project is strategically located at the intersection of the A1 and A4 motorways, just six kilometres from the centre of Gliwice. Ultimately, it will offer thirty functional units tailored for small and medium-sized enterprises. The first units are scheduled for delivery in winter 2025. AXI IMMO, Poland’s largest commercial real estate advisory firm, is responsible for the sales process at UrbanBox Park Gliwice.

UrbanBox Park Gliwice: flexible units for every business
UrbanBox Park Gliwice has been designed with flexibility in mind, supporting a wide range of uses – from logistics and distribution to workshop activities, showrooms, and office space.
Individual modules in phase 1 range in size from 211 to 252 sq m and offer a clear height of 7 meters. The investment features state-of-the-art technical specifications, including 3.5 x 4.2 meter sectional doors and heavy-duty flooring with a load capacity of 5T/sq m.
Each unit is equipped with its own loading and unloading zone, and all essential utilities – gas, water, electricity, telecoms, and sewage – are provided. Additional amenities include private parking spaces for each unit. Owners can customise each module to their specific needs on their own.
Located directly at the A1/A4 motorway junction, the site offers excellent road connectivity to the Silesian metropolitan area and the rest of Poland, as well as quick access to international markets, including the Czech Republic, Germany, and Ukraine. The project’s location in a dynamic industrial zone enhances its appeal to companies seeking modern, well-connected premises for their business operations.
Piotr Wawrzyniak, Country Manager Poland, ILD, comments:
“UrbanBox Park Gliwice is our next development of this kind in Poland. Based on the success of our previous projects, we’re confident that our Small Business Units concept will also attract strong interest in this location. With its strategic positioning and robust industrial base, Gliwice is poised to become another success story for us. Poland remains a key market in our expansion strategy, and we are actively evaluating additional locations nationwide to further develop the UrbanBox Park brand and support the growth of small and medium-sized businesses.”
Your own space for effective work
Owning a warehouse unit at UrbanBox Park Gliwice provides long-term operational stability and independence. Businesses benefit from improved control over processes, faster order fulfilment, and enhanced service quality – all while building long-term value. Thanks to its compact and modular layout, companies can tailor the space to meet their current needs and easily expand within the park as their operations grow, without the need for relocation. UrbanBox Park Gliwice offers accessibility, functionality, and long-term investment potential, making it attractive both to local service providers and investors seeking stable returns in commercial real estate. Furthermore, the ability to combine adjacent modules enables buyers to create larger, customised spaces to accommodate future growth.
Anna Cholewa, Advisor, Industrial & Logistics, AXI IMMO, says:
“UrbanBox Park Gliwice is a brand-new product in the local market, designed specifically with SMEs in mind. The complex is being built in an exceptionally convenient location right at the A1 and A4 motorway junction, just minutes from downtown Gliwice. This ensures fast access to the Silesian region, national road networks, and cross-border markets. The investment addresses the growing demand from smaller companies that prefer not to lease large spaces in traditional logistics parks but still need their own modern warehouse base. With units starting from just 211 sq m, UrbanBox offers flexibility, functionality, and full operational autonomy.”
