IGS Schreiner Poland chooses Panattoni Park Nadarzyn II, AXI IMMO advices
AXI IMMO has advised IGS Schreiner Polska on the lease of more than 5,000 sqm of warehouse space in Panattoni Park Nadarzyn II

IGS Schreiner Polska has decided to relocate to a modern warehouse center in the southwestern part of Warsaw, i.e., Panattoni Park Nadarzyn II. Under the signed agreement, the tenant will occupy, 5060 sqm of logistics and office space. AXI IMMO represented IGS Schreiner Polska in the transaction while selecting the new location and negotiating the lease terms.
TSL industry specialist
IGS Schreiner Poland is a professional company in the TSL sector, providing services in sea, road, and rail freight forwarding, road freight forwarding, warehouse logistics, customs handling, and air freight organization. Since 1999, the company has offered an individual, flexible approach to each customer and comprehensive services using available logistics networks.
Grzegorz Balcerak, CEO, IGS Schreiner Polska, says: “After 14 years, we decided to write another chapter in the history of IGS Schreiner Polska in a new location. Every year, interest in our services grew, which resulted in a systematic increase in the number of occupied square meters and pallets in the warehouse. The decision to change was primarily due to the need to secure additional space for the performance of current and won new and future contracts.”
Expansion in line with strategy
Klaudia Markowska, Advisor, Industrial & Logistics, AXI IMMO, adds, “Despite the more difficult macroeconomic situation and inflation causing an increase in, among others, prices or wage rates, we can still talk about a high demand for the services of companies in the TSL sector. Customer relocation is a classic example, where after years of building a portfolio and reputation for one’s brand, there comes a moment associated with the decision to increase operational capacity. The new warehouse park will provide the additional space that the Client was expecting with its growth. The height of the park will also be an added advantage. The new standard is 12m, which significantly increases the possibilities associated with using pallet spaces to the size of the warehouse space. The space will be adapted and prepared according to the tenant’s needs, and the designed office part of nearly 600 sqm with a higher standard will provide an enjoyable place to work for the entire IGS Team.”
The tenant will occupy 4,500 sqm of warehouse space, complementing an office area of about 560 sqm.
Pawel Bułajewski, Senior Consultant, Industrial & Logistics, AXI IMMO, comments: “We had three main tasks in the transaction. First, to find a new warehouse that would allow the company to increase its operational capabilities, including, among other things, an increase in the number of docks. Second, the new location had to be close to the client’s previous headquarters, with attention to the desire to retain the current staff. Thirdly, the issues related to equipping the building with solutions to ensure savings, such as LED lights on the hall or photovoltaic panels, remained crucial.”
Logistics specialists choose Warsaw
Marek Dobrzycki, Managing Director, Panattoni, said: “The Warsaw market is constantly attracting logistics operators with both regional and international reach. The huge potential requires adequate resources of modern space, so realizing Panattoni Park Nadarzyn II – one of our largest investments in the capital region – is a natural response to market needs. We are pleased that, once again, our facilities are proving excellent in relocating and streamlining processes. We wish IGS Schreiner Poland that the new space will fuel its growth and allow it to expand its customer portfolio.”
The developer has surpassed 2 million sqm delivered in the Mazowieckie region in recent months, with the Warsaw region becoming the fourth in Panattoni’s portfolio with such a result. The company has completed facilities of around 14 million sqm across Poland.
Panattoni Park Nadarzyn II is a logistics center currently under construction, which will offer 91,000 sqm of modern warehouse space in two halls. An occupancy permit has been granted for the first stage of the investment, i.e., a building of about 50,000 sqm, which IGS Schreiner Polska will move into at the turn of 2024. Among the many amenities awaiting the tenant are wide maneuvering areas, electric car charging stations, monitoring, and 24-hour security. Panattoni Park Nadarzyn II is just off the S8 expressway and the Paszków interchange, connecting to DK No. 67, about 20 km from Warsaw’s F. Chopin Airport and about 30 km from the capital’s center.
