The warehouse market in the Białystok Region (Podlaskie Voivodeship, northeastern Poland) is the smallest warehouse market in Poland. The offer of modern logistics and industrial space for rent is mainly concentrated in the Białystok area, which serves as the central administrative and economic hub of the region.
At the end of March 2025, the total warehouse space in the Podlaskie Voivodeship remained at around 98.7 thousand m² – unchanged compared to previous years. The lack of new investments is also visible in terms of projects under construction.
From the supply perspective, Panattoni plays a dominant role in the region, supported by several local investors who are responsible for the available rental space. The market structure indicates a strong dependence on individual players, making it vulnerable to demand fluctuations and economic changes.
A vacancy rate of 0%, reported at the end of March 2025, confirms the total utilization of available space, and thus the lack of available ‘immediate’ warehouses. Combined with the absence of new projects, this may lead to a shortage of space in the future if there is increased interest from tenants.
Key infrastructure development factors are the expressways Via Carpatia (S19) and Via Baltica (S61), the completion of which could significantly increase the logistical attractiveness of the region. Complementing these investments is the recently modernized S8 route, improving the region’s connection with central Poland.
