H1 2025 Poland warehouse logistics industrial market

The Warehouse Market of the Zielona Góra – Gorzów Wielkopolski Region (Lubuskie Voivodeship – Western Poland) is one of the fastest-growing warehouse markets in Poland. Zielona Góra, Gorzów Wielkopolski, Świebodzin, Słubice, Międzyrzecz, Sulechow, Kostrzyn, and Ilowa are the primary locations for logistics and production space.

In the Lubuskie voivodeship, modern high-bay warehouse halls have been recognised by giants from the e-commerce sector. The region benefits from the development of the so-called CBEC (cross border e-commerce) trend—transnational online trade.

Warehouses for Immediate Lease in the Zielona Góra and Gorzów Wielkopolski Region

At the end of the first half of 2025, the vacancy rate in the region stood at 18.4% of modern logistics and production space. Developers active in the region provide both large-format big-box warehouse buildings and tailor-made properties in the form of BTO (built-to-own) and BTS (built-to-suit) schemes.

Developers who have chosen to establish their warehouse parks in the region include Panattoni, Hillwood, and Exeter.

Lubuskie voivodeship benefits from its geographical location along the Polish-German border, as well as ongoing expansion and modernisation of road infrastructure. The main routes in the region are the A2 and A4 motorways and the S3 expressway.
