The Mazowieckie voivodeship is the largest warehouse market in Poland, playing a key role in logistics, distribution, e-commerce, and services. The region’s central location, along with its developed network of roads and motorways—including the A2 motorway, the S2 and S8 expressways, and national roads 50 and 92—ensures excellent access to the country’s main consumer hubs.
Apart from the city of Warsaw itself, important warehouse subregions include Pruszków, Ożarów Mazowiecki, Błonie, Janki, Nadarzyn, Piaseczno, Marki, Radzymin, Czosnów, and Modlin.

One of the major investment transactions in the first half of 2025 in Poland was the acquisition of the P3 Park Grodzisk property from developer P3 by Prologis.
Currently, about 445,000 sq m of modern warehouse and production space is under construction, with the majority located near Warsaw and the key subregions listed above.
The vacancy rate in Mazowieckie remains low at around 6.6%, indicating high tenant interest. Developers such as Panattoni, 7R, GLP, WhiteStar, Logicor, Hillwood, CTP, MLP, Segro, Hines, Prologis, and P3 continue to invest, delivering new space tailored to market requirements.
Average rental rates for warehouse space in the region are about €3.8 - €5.2/sq m per month net, while in the city of Warsaw, rates are around €6.0 - €7.50/sq m per month net, depending on location and facility standard. Price is one of the key factors when choosing warehouse space for rent.
