The Łódź warehouse market is Poland's third-largest and a key distribution hub for Central and Eastern Europe. Renegotiations accounted for more than half of the leasing volume, highlighting how important tenants found it to retain their existing locations. The region’s large stock of existing facilities continues to support both lease renewals and new logistics operations.

Supply and Vacancy Rate by the End of June 2026

The vacancy rate in Łódzkie Voivodeship stood at 4.8%. At the end of June, 163,000 sq m of commercial industrial space remained under construction. Base rents in the region ranged from EUR 3.70 to EUR 4.50 per sq m per month.
