The warehouse market in the West Pomeranian Voivodeship (Szczecin Region) has been developing rapidly for several years. The region benefits from access to the Baltic Sea, trade with Scandinavian countries, as well as its proximity to Germany. Many international companies in the Szczecin region have decided to invest in warehouse space for production purposes, as well as promoting the CBEC trend (cross-border e-commerce). The largest modern production and logistics space in the region is located around cities such as Szczecin, Goleniów, Stargard Szczeciński, Kołbaskowo, and Gryfin, which are located along the S3 and S10 expressways.

Most developers operate in the area, including Panattoni, Prologis, Mapletree, Exeter, Waimea, and 7R. In the first quarter of 2025, the warehouse market in Poland maintained a stable development pace, with total supply exceeding 35 million sqm. The West Pomeranian region made its presence known through significant leasing transactions. The largest of these was an e-commerce contract for 38,400 sqm at Accolade Funds Park Szczecin I, confirming Szczecin's growing role as a distribution point on the northwestern map of Poland. Over 69,000 sqm of space is under construction in the region. West Pomerania is strengthening its position as an alternative to the largest logistics centers, offering attractive rental conditions, a favorable location, and developing infrastructure.
