Market data
The Kujawsko-Pomorskie warehouse market in northern and central Poland
Kujawsko-Pomorskie Voivodeship, with its main hubs in Bydgoszcz and Toruń, provides logistics infrastructure for distribution across northern and central Poland. At the end of June 2026, its total stock of modern warehouse space stood at 976,000 sq m. The market includes warehouses and industrial facilities in both cities and their surrounding areas, serving logistics operators, retailers and manufacturing companies. Although smaller than the major warehouse hubs in neighbouring regions, its total stock was approaching one million square metres.
The region’s location and access to the A1 motorway support deliveries between northern and southern Poland. Bydgoszcz and Toruń serve as local economic centres around which warehousing and distribution operations are concentrated.
Notable investment transactions in the first half of 2026 included the sale of the 46,000 sq m Kaufland BTS facility in Bydgoszcz. Kaufland sold the facility, while Accolade and Conseq IM bought it. The transaction involved selling the property itself.
Logistics operators, retail chains and manufacturing companies use the warehouse infrastructure available in Bydgoszcz and Toruń. Facilities in and around both cities support regional operations and deliveries to other parts of northern and central Poland.
Warehouses for rent in Bydgoszcz, Toruń and Kujawsko-Pomorskie Voivodeship
In June 2026, base rents in Bydgoszcz and Toruń ranged from EUR 4.00 to EUR 4.90 per sq m per month. Existing facilities formed the available warehouse supply.
The local market offers both larger storage facilities and smaller business modules. Warehouses and industrial units support standard distribution operations and processes that require space tailored to individual occupiers’ needs.
The vacancy rate in Kujawsko-Pomorskie Voivodeship stood at 8.6% at the end of June 2026, above the national rate of 6.3%. Space availability within existing facilities, combined with the absence of projects under construction, characterised the region’s supply structure at the end of the period under review.
The above data is taken from the AXI IMMO report ‘Warehouse Market in Poland H1 2026’.
