The CTP Kobyłka project will consist of A-class warehouse buildings with a clear height of 12 m and a standard 12×24 column grid. The warehouses for rent will be equipped with an industrial, dust-free floor with a load capacity of 5 t / sqm, as well as loading docks and entry gates from the “0” level. The park area will be fenced and will include parking spaces for both passenger cars and trucks.
Location
The warehouses for rent in the CTP Kobyłka park will be located in the immediate vicinity of the S8 expressway, which allows for quick access to Warsaw and further connection to the A2 motorway. Direct connection via this route with Białystok and Eastern Poland up to the border with Belarus. The location of the park guarantees tenants very good access to the local labor market and a well-developed network of transport infrastructure.

Warehouses for Rent around Warsaw, the Largest Warehouse Market in Poland
The Mazowieckie voivodeship is the largest warehouse market in Poland, playing a key role in logistics, distribution, e-commerce, and services. The region’s central location, along with its developed network of roads and motorways—including the A2 motorway, the S2 and S8 expressways, and national roads 50 and 92—ensures excellent access to the country’s main consumer hubs.
Apart from the city of Warsaw itself, important warehouse subregions include Pruszków, Ożarów Mazowiecki, Błonie, Janki, Nadarzyn, Piaseczno, Marki, Radzymin, Czosnów, and Modlin.
Popular warehouse locations for rent in Warsaw and its surroundings include districts such as Bemowo, Białołęka, Bielany, Mokotów, Praga Południe, Stare Babice, Targówek, Ursynów, Wawer, Wilanów, and the southern part of the city.
In the first half of 2025, the Mazowieckie region recorded a record-high total demand for modern warehouse space, exceeding 566,000 sq m—the highest result in Poland. Net demand of 203,000 sq m placed Mazowieckie in second place nationally. The largest deals included the lease of 23,800 sq m at the GLP Warsaw I Logistics Centre and 20,000 sq m at Waimea Logistics Park Modlin.
One of the major investment transactions in the first half of 2025 in Poland was the acquisition of the P3 Park Grodzisk property from developer P3 by Prologis.
Currently, about 445,000 sq m of modern warehouse and production space is under construction, with the majority located near Warsaw and the key subregions listed above.
The vacancy rate in Mazowieckie remains low at around 6.6%, indicating high tenant interest. Developers such as Panattoni, 7R, GLP, WhiteStar, Logicor, Hillwood, CTP, MLP, Segro, Hines, Prologis, and P3 continue to invest, delivering new space tailored to market requirements.
Average rental rates for warehouse space in the region are about €3.8 - €5.2/sq m per month net, while in the city of Warsaw, rates are around €6.0 - €7.50/sq m per month net, depending on location and facility standard. Price is one of the key factors when choosing warehouse space for rent.
Mazowieckie remains an attractive location for companies from the logistics, distribution, and manufacturing sectors, offering a broad range of warehouse spaces of various types, allowing for flexible adaptation to tenant needs.
