Lower Silesia industrial region has been dynamically developing for several years, offering modern warehouse and logistics space. The Wrocław region is an excellent location for distribution centres and production plants serving Western Europe. The great interest in industrial space and the proximity of the German and Czech markets means that most developers such as Panattoni, 7R, Logicor, White Star, Hillwood, CTP, MLP, Segro, Hines, Prologis, and P3 are active in the Lower Silesian Voivodeship.
From January to the end of September 2024, the new supply delivered to the Wrocław industrial market amounted to nearly 423,000 sq m, while total stock increased to 4.6 million sq m.
The Wrocław region is selected, among others, due to excellent road infrastructure (A4, A8 Motorways, as well as S3, S5 and S8 Expressways) and high availability of employees. Total take-up from January to the end of September 2024 stood at 657,000 sq m. In the Wrocław region, sectors such as FMCG, couriers, light manufacturing, e-commerce, and manufacturing are developing.
At the end of the third quarter of 2024, in the Wrocław region, the vacancy rate increased to 9.4%, driven by a high volume of newly delivered space.
