Upper Silesia in the first half of this year was very popular among tenants. 401, 000 sq m of modern warehouse space was leased. This is the second result after Central Poland (444,000 sq m) in Poland. The region is also characterized by high demand-side dynamics, which increased by 89% in comparison to the first half of 2016.

Increased demand for warehouse and production space is generated largely by the increase in production in the automotive sector (increase in production growth of 15% in Q2 2017 compared to the same period last year). Especially logistics operators gain from this good market situation which operates on regional and national scales. An example is ALB Logistics which has leased 3,350 sq m in Silesian Logistic Center located in Sosnowiec.

ALB Logistics due to company development and gaining new contracts from automotive sector has needed more warehouse space. The choice fell on Sosnowiec. This city is currently a hot location due to the proximity of the A4 motorway and the vicinity of the S1 expressway. – comments Tomasz Rąba, Senior Industrial Consultant in AXI IMMO, which represented the tenant in the lease transaction.

Another company providing transport and logistics services for the automotive sector, which has recently increased the demand for warehouse space is TVM Transport. The logistics operator has leased 3,300 sq m of warehouse and office space near Tychy. The lease agreement is for five years.

Tychy is one of the most dynamically developing production locations in Upper Silesia. Fiat Chrysler Automobiles remains the main driving force for market development. Around which dozens of Polish and international automotive companies are developing as subcontractors – explains Tomasz Rąba.

Growth in the automotive and electronics sector

The largest centres of automotive industry in Uppers Silesia are Tychy, Gliwice and Bielsko-Biała. In total, the region accounts for one-third of the country’s entire automotive industry. But in Silesia, beyond the strict automotive sector, production in other sectors, including electronics, is also thriving. The electronics companies are developing in Uppers Silesia very dynamically, supporting both the automotive industry and the electromechanical industry with modern technologies. Recently AXI IMMO advised on a lease of 4, 500 sq m of warehouse space for a large company from this sector.
