International logistics operator SLT TRANS LOGISTIC decided to open its first buffer warehouse in Poland within Panattoni Park Gdansk West II. The tenant will occupy more than 4,900 sqm of logistics and office space in Panattoni’s Tricity investment. SLT TRANS LOGISTIC was represented in the transaction by AXI IMMO.

SLT TRANS LOGISTIC, an international logistics operator specializing in LCL and FCL containerized cargo transportation. The company provides neutral and comprehensive logistics solutions including sea, rail, air, and road transportation.

A new location for SLT TRANS LOGISTIC

Anastasiia Suvorova, Country Manager, SLT TRANS LOGISTIC, said: “The decision to open a new warehouse in the Tri-City area was based on the natural need for expansion. In addition, it allows us to properly manage our stock, as well as optimize transportation costs. So far, most business operations have been conducted from our headquarters in Pruszkow. The new solution significantly diversifies our logistics capabilities, allowing customers to obtain more favorable pricing and shorter delivery times.”

Jakub Jastrzębski, Senior Advisor, Industrial & Logistics, AXI IMMO, explains: “Among the most frequently reported warehouse needs for the TSL industry are the possibility of high storage, a relatively short distance to express routes enabling rapid distribution of goods, as well as infrastructure for loading and unloading goods. Distance from seaports remains an additional factor that is gaining importance, especially in coastal regions. In the client’s case, SLT TRANS LOGISTIC, the factors above enabled us to analyze and quickly identify his needs. Gaining time almost immediately, we presented several available options, of which the offer prepared by Panattoni turned out to be the most competitive.”

The tenant will occupy more than 4,700 sqm of warehouse and logistics space, supplemented by about 150 sqm of office and staff area.

Attractive Tri-City warehouse market

Rafal Jelowicki, Senior Advisor, Industrial & Logistics, AXI IMMO, says: “Tri-City is a natural direction for development for any company related to the TSL industry in Poland. Having a buffer warehouse in this location increases their competitiveness and significantly reduces the business cost. It is a strategic place on Poland’s logistics map, offering many qualified employees and attractive spaces for tenants. Importantly, at the heart of the success of this transaction is the experience, mutual trust, and cooperation of AXI IMMO teams from different regions of Poland, influencing the delivery of effective solutions for customers.”

Katarzyna Glodowska, Senior Advisor, Industrial & Logistics, AXI IMMO, adds, “The Tricity warehouse market has a diversified offer of space, which evolves with customers’ needs. We can find large international corporations and smaller local tenants who care about the region’s prestige here. In recent years, the Tri-City has grown in importance as a regional hub through investment in expanding transportation infrastructure. This is an impetus for many established developers and funds to build modern and efficient distribution and logistics parks in this market.”

Martyna Sochaczewska, Leasing Director, Panattoni, emphasizes: “”The stock of industrial space in the Tri-City region has tripled over the past four years. This allows us to increasingly take advantage of the locational potential flowing primarily from the presence of the rapidly growing Port of Gdansk, which, after the first quarter of this year, ranked 8th among European ports in transshipments. This is a fantastic result, which attracts logistics operators in need of adapted and modern space. Panattoni’s considerable resources in Pomerania allow more companies to efficiently locate their operations in one of the most attractive and fastest growing regions in the country.”

Panattoni Park Gdansk West II is a modern warehouse complex comprising three buildings with a total area of more than 111,000 sqm. Phase I and II of the investment are in use, i.e., halls offering 49,200 sqm and 24,700 sqm, respectively, optimally adapted to customers’ requirements from various industries. The entire complex is located just 4 km from the connecting express routes S6 and S7, 10 km from the center of Gdansk, as well as 16 km from the Port of Gdansk, and 16.5 km from the Lech Walesa Airport in Gdansk. Ultimately, the investment will receive BREEAM environmental certification at the Excellent level. Confirmation of the developer’s efforts in this direction will include equipping all halls with numerous energy and water-saving solutions or wellbeing solutions for employees. To increase users’ comfort, there will be larger glazing in work zones to ensure longer exposure to daylight or office spaces adjusted in terms of acoustics, thermal comfort, and air quality.
