AXI IMMO advised HYDRO BUILDING SYSTEMS POLAND on the lease of warehouse and office space. The company decided on 7R City Flex Łódź at Rokocińska street. This is the fourth project of the urban warehouse concept by the 7R developer.

AXI IMMO advised HYDRO BUILDING SYSTEMS POLAND on the lease of warehouse and office space. The company decided on 7R City Flex Łódź at Rokocińska street. This is the fourth project of the urban warehouse concept by the 7R developer.
HYDRO SAPA BUILDING SYSTEMS POLAND has leased around 2 500 sq m of warehouse and office space at 7R City Flex Łódź I. New facility will be used as a laboratory and prototyping facility. The company is one of the largest aluminium construction systems supplier in Europe. 2000 sq m of the space will be the research and development facility focusing on aluminium architecture systems. In new object will be 500 sq m the state-of-the-art office space.

Urban warehouse for HYDRO BUILDING SYSTEM POLAND
7R City Flex Łódź I total of 8 300 sq m is a Small Business Unit. It is a part of the 7R City Flex Last Mile Logistics. The facility is located within Łódź urban complex (on the East), right at the A1 motorway.
It can be used both as a logistics centre, retail centre or e-commerce centre. Besides that, it can also be used as a light production facility, showrooms, service rooms or offices.
,,Potential tenants are more often paying a lot of attention to well developed public transportation available for the facility. It was a high priority for HYDRO SAPA BUILDING SYSTEMS POLAND. The ability to get to and from 7R City Flex Łódź I by bus and by tram was a significant advantage of the facility. Besides that, the tenant appreciated our flexibility in arranging the space to their needs. HYDRO SAPA BUILDING SYSTEMS POLAND will be creating prototypes of new constructions and test them. This requires adjusting dedicated areas for employees work stations as well as linear drainage of the floor slab”, adds Maciej Krawiecki, Leasing Director 7R SA.

7R City Flex Łódź I will offer LED lighting, natural lighting of the loading dock area. Facility will offer also a higher level of fire-design load of over 4 000 MJ/mkw.
The Commercecon has been awarded the General Constructor contract. The building completion is set for Q3 2019.
