Świętokrzyskie economic data Warehouses

The Świętokrzyskie Voivodeship is one of the smallest, yet still developing warehouse markets in Poland, mainly located around Kielce. By the end of 2024, the total stock of modern warehouse space in the region was about 125,000 m².

At the end of 2024, the vacancy rate in the region was 16.9%, making it one of the highest rates in Poland.

Despite limited construction activity, developers are still interested in the region, securing land along the S7 expressway and national road 74 – two main communication routes providing good connections towards Warsaw, Krakow, Radom, Lublin, and Rzeszow.

The Świętokrzyskie Voivodeship remains attractive to investors due to relatively low prices of investment land, the availability of areas prepared for development, and its central geographical location. In 2024, the total volume of transactions in the region was below 6,000 m², which confirms its status as an emerging market.

Potential tenants in this market are logistics companies from manufacturing, e-commerce, clothing, and food sectors, which may use the region as a national distribution point. The development of road infrastructure and improvement of market indicators, such as a decrease in vacancies, can attract new players and cause development activity in the coming years.
