Pomorskie economic data Warehouses

The Tri-City (Gdańsk Region) remains the leading warehouse market in northern Poland and the main logistics center of the Pomeranian Voivodeship. By the end of March 2025, the total new built warehouse space in the region was approximately 1.48 million m², larger compared to 2024.

Panattoni, 7R, GLP, Hillwood, Prologis, P3, Logicor, CTP, and other key developers are active in the market, focusing investments in strategic locations – near the DCT port in Gdańsk, railway terminals, and the cargo airport in Gdańsk.

The attractiveness of the region comes not only from access to the Baltic Sea but also from convenient connections to the rest of the country and Europe – via the A1 motorway, express roads S6 (towards Berlin) and S7 (to the southeast). These transportation advantages make the Tri-City a natural base for import, export, and distribution on an international scale.

At the end of 2024, the Pomeranian Voivodeship recorded a significant increase in vacancies – from 1.5% in 2023 to 7.1% in December 2024, which was one of the highest percentage increases in the country. Despite this, the result still falls slightly below the national average (7.5%).

It is estimated that the further development of container handling at DCT Gdańsk and the expansion of road and railway infrastructure will drive the transformation of the region into a pan-European logistics hub, which will drive new supply and investments in BTS and SBU.
